How to Fix a Dripping Outdoor Faucet

The overnight temperatures have steadily been above freezing, leading several homeowners to begin their annual gardening and landscaping. If you are one of these individuals, then you too have likely brought out all your needed tools and supplies, such as gloves, shovels, trowels, pots, fertilizer, mulch, and of course watering jugs. Now, since it has been several months since you have last turned on your outdoor faucet, also known as a hose bibb, you may notice some perpetual dripping. This is common, and usually caused by freeze-thaw cycles, which can loosen the packing nut beneath the bibb.

Regardless of why your outdoor spigot is dripping, fixing it should be at the top of your springtime to-do list. Otherwise, you can face a long list of consequences, including additional plumbing damage, increase water bills, and more. Tightening the packing nut generally does the trick, but the dripping could be due to a faulty or defective washer, which would have to be replaced.

Continue reading for a quick, step-by-stop guide to stopping an outdoor faucet from dripping all season long.

What You Will Need:

☑ Pliers or an Adjustable Wrench
☑ A Replacement Rubber Washer

Step ➀:

Using your pliers or adjustable wrench, tighten the packing nut located underneath the faucet tap. Wait an hour to see if the dripping resides. If the bibb continues to drip, you will need to replace the rubber washer. See how to begin in the next step.

Step ➁:

Shut off your main water valve to the outdoor faucet.

Step ➂:

Turn the packing nut counterclockwise to loosen it from the bibb.

Step ➃:

Remove the handle and stem from the faucet housing.

Step ➄:

Remove the screw from the stem, on the side that has the rubber washer.

Step ➅:

Replace the rubber washer on the stem with a new one.

Step ➆:

Reattach the screw (the one removed in Step 5) on the stem that holds the rubber washer in place.

Step ➇:

Reinsert the stem into the faucet housing.

Step ➈:

Tighten the packing nut by turning it clockwise.

Step ➉:

Turn your main water valve back on and inspect your bibb for leaks.

The Difference Between Water Pressure and Water Volume

You’ve heard of low water pressure; but are you familiar with low water volume? Not only is there a difference between water pressure and water volume, both can actually have a negative effect on your home’s plumbing, and ultimately, your finances. Continue reading to learn what you need to know about low water pressure and water volume, including what you can do about both.

Low Water Volume? 317-784-1870
Slow Water? Call 317-784-1870 for help.

Low Pressure or Low Volume?

The most important advantage of understanding the difference between low water pressure and low water volume is that it can help you better identify other plumbing problems around the house. But first, you must be able to tell the difference between the two. You likely already know about low water pressure, as most of us have experienced weak shower heads and slow-filling bathtubs once or twice in our lives. But low water volume can be a bit trickier to see.

You see, water pressure is the amount of force that pushes water through your water lines, while water volume refers to the quantity of water pushed through.

Water volume is regulated by your plumbing pipes and the aerators at the end of your faucet taps. For this reason, you would need to take a look at your faucets to get a better idea of the water volume in your home. And in more serious cases, you will need a licensed plumber to take apart and inspect your pipes for obstructions. Fortunately, low water pressure and low water volume can both be improved with the right solutions.

Low Water Volume

If you believe you have low water volume, there are several options for improvement. One of the main reasons why water volume lowers is due to hard mineral deposits and limescale. Simply take apart your faucets, soak the aerator in distilled white vinegar for 3 to 5 hours, and rinse with clean water. If this doesn’t work, you may need to replace the aerator altogether, or adjust the flow restrictor in the aerator. Read our blog, “How to Locate and Adjust Low Volume Water Restrictors” to learn what to do.

Another fix for low water volume is an obstructed water valve. If your water flow does not improve, check to see if your main water valve is open all the way. If none of the above options work for you, it is necessary to enlist the help of a professional. You may have serious pipe blockages and similar defects causing your low water volume and water pressure, all of which must be inspected by a properly-equipped and licensed professional.

Top Plumber Scams and How to Avoid Them

When you need to have a large amount of plumbing work or renovations done to your home, you are on pace for a long, tedious process of protecting yourself. That is because, if you are not diligent in finding a quality contractor to work with, you may fall victim to an appalling plumber scam.

Continue reading to learn about some of the most common plumber scams, and what you can do to avoid being preyed upon by unethical contractors.

Indianapolis Plumbing Re-Piping Services

The Bait and Switch

A common and frustrating plumber scam is the old “bait and switch” of plumbing materials. In this scenario, a terribly-unethical plumbing contractor will suggest a high-end list of plumbing pipes and fixtures, charge you for them, but then use cheaper materials to make a secrete profit. For instance, they may sell you on cross-linked polyethylene (PEX) piping or copper tubing, which are high-quality and high-priced materials, but then when it comes time to install everything, they end up using cheap materials and the homeowner is none the wiser.

To avoid this scam, be sure to always request a specific list of the materials you are paying for, and them cross-reference their price at the local home improvement store. If you see that the plumbing contractor is charging you an outrageous amount of money for something that costs less than your monthly pedicure, it is wise to find another contractor. Likewise, if they are using high-end products, but overcharging you for them, it is important to call them out.

The Price Gouger

Also known as the “Golden Spoon” scam, the price-gouger is a common con that unethical plumbers will use to make more money from a standard job. In this scenario, a plumbing contractor who arrives at a large home in a high-end neighborhood and notices luxury vehicles in the garage may over-charge the homeowners just because they assume they have a lot of money. For instance, your plumber could charge you double or triple if they think you have deep pockets

To protect yourself from being overcharged simply because you have a nice home and live in an affluent area, simply seek out multiple plumbing estimates for the same job. Compare the written estimates to see if there is an average marker. If the alternative estimates are much lower than the initial estimate provided by the contractor, you know you have a price-gouger on your hands. Get rid of them, quickly!

The Evasive Estimate

Another common plumbing scam is not always intentional by a contractor, but it is still irresponsible and bad business practice. Other times, it is completely intentional. This scam is known as the “evasive estimate” because in this scenario, the plumbing contractor can never quite give you a precise estimate on paper until after the work is done. They may go around and tell you everything is “no problem” as they keep a mental tally of all the work needed. Then when it comes time to receive the bill, the mental tally that was talked about before is suddenly tripled.

To avoid this scam, simply be sure to demand a written estimate, upfront, and then sign a contract stating how much will be paid BEFORE any work begins on your home. If the contractor is unwilling, then it is not a good sign and you should move onto another contractor.

The Benefits of Epoxy Pipe Lining

Indianapolis Plumbing Repair 317-784-1870

Indianapolis Plumbing Repair 317-784-1870

Plumbing pipes corrode over time. And neglecting to address this issue until a clog or rupture occurs will cost you a lot. Corroded pipes that burst or backup is an extremely messy, tedious, and invasive repair project. The results can force a person or family out of their home for quite some time, influence tenants to break leases, and even pose health hazards.

For this reason, proper and routine plumbing care is necessary to avoid pipe damage and health problems, as well as, to protect your home’s structural integrity. One innovative and effective method to preventing pipe corrosion and subsequent problems is epoxy pipe lining. Continue reading to learn more about epoxy pipe lining, how it works, and how it can benefit your home for years to come.

Plumbing Pipe Repair

Pipe repair, also referred to as “re-piping” in the plumbing industry, is not a quick and simple process. In fact, it requires the skills of a true licensed master plumber, not just a standard or contract plumber. These plumbers are fully-certified to manage the most complex and dangerous plumbing services, designs, and repairs. Re-piping is invasive, and simple replaces old piping materials with new ones; new ones that will only need to be replaced over and over again. It requires a long stint of work, time, money, and mess, and doesn’t always fix the underlying problem. Fortunately, there is an alternative to re-piping called epoxy pipe lining.

Epoxy pipe lining is a new, innovative plumbing technology that allows pipes to be repaired without all the invasive work and demolition. The process simply involves relining the existing plumbing pipes with the epoxy coating, to reinforce and stabilize existing pipe works. It is a cutting-edge, efficient method to repairing cracks, breaks, and vulnerabilities in plumbing pipes, without all the hassle and frustration. This technology allows pluming pipe problems to be foreseen and managed before they even occur.

Not only is it efficient and less-evasive, it is cost-effective as well. Rather than starting demolition on location, digging holes and drilling into underground piping, epoxy pipe lining simply uses existing entrance points to access the plumbing pipes that need repaired. This saves a substantial amount of time, labor costs, money, and mess. The epoxy pipe lining inner coating material is safe and non-toxic, keeping drinking water contaminant-free and safe to use for all applications. It inhibits sewage from entering local water systems as well. A master plumber can explain all the details to pipe re-lining and repair in regards to your particular and unique plumbing system.

The Purpose of Groundwater Sampling

Indianapolis Plumbing Repair 317-784-187

Indianapolis Plumbing Repair 317-784-187

Groundwater sampling is the process of extracting water samples from a well. These samples are then tested to evaluate the level of pollutants and contaminants of the surrounding groundwater table.

These groundwater tests are an important part of monitoring our local water tables, as well as, an important part of Hydrology, which is the study of water quality and distribution throughout the world.

Well Construction and Water Contamination

There are certain wells that are used particularly for groundwater sampling. These wells are usually built with a large hole drilled at a fixed depth called a surface seal. Once the seal is constructed, a smaller hole is dug for the well, which is cased from the downward from the surface. But what about the space between the surface seal and the well?

This area is generally filled with concrete, or some other material similar to concrete. At the bottom of the well, contractors install some sort of filtering device that filters out impurities and other unwanted elements. From there, the water is left to its own devices, and will begin to flow in naturally.

There are two primary types of drilled groundwater wells. The first category is shallow, unconfined wells, and the second category is deep, confined wells. Shallow wells are drilled to a predetermined depth within the uppermost saturated aquifer location. Deep wells are drilled through the impermeable layer (stratum), and down to the aquifers.

Groundwater Monitoring

When groundwater sampling is carried out, the water that has been filtered inside the well is the water that is sampled. This water should not contain any excessive amounts of contaminants or pollutants if the well and filter are performing as they should. It is important to test well water so you can monitor the levels of impurities and make the proper changes when needed.

How to Retrieve Items that Fall Down the Sink Drain

Plumbing Drain Repair 317-784-1870

Plumbing Drain Repair 317-784-1870

When you drop something valuable into a sink, you instinctively let out a huge gasp of fear while simultaneously rushing to grab it before it falls down the drain. This is a common reaction for most people because no one wants to lose something of value, especially if that “something of value” is a diamond earring, gold cuff link, or worse, wedding ring! And unfortunately, plumbers get a lot of calls about lost jewelry items like these. But even when you drop something down the drain that is not necessarily “valuable”, it is only natural to want it back.

So if you are someone with clumsy hands, a small bathroom counter, or a lost item down a sink drain, then this blog is for you! Continue reading to learn an easy method to retrieving lost items that have fallen into drain pipe abyss.

Professional Drain Retrieval Services

We only lead with this because there is no shame in calling a plumber for help with retrieving lost items in your sink drain. Even if you could do the task on your own, sometimes it is more efficient to let a professional manage the problem for you. They retain the proper tools and knowledge, and of course hands-on experience, which allows them to get the job done quickly and safely. This way, you won’t have to worry about accidentally damaging or jeopardizing your home’s plumbing system in any way, and you can avoid the trouble you would experience in the case that you run into larger plumbing problems as you open up your drains and dive into the process.

But if you are confident that you are equipped and capable of doing it on your own, you should still consider contacting a local licensed Indianapolis plumber for free plumbing drain advice. Trusted and honest plumbers will happily provide free advice upon request.

What You’ll Need:

• Slip/Lock Nut Wrench
• Rubber Gloves
• Old Bath Towel
• Flashlight
• A Partner (optional)

Getting Started:

Locate the water valve under the sink and turn it clockwise to shut off the water supply. You may need to use your wrench to turn it. If you cannot turn it manually, try your main water shut-off valve for the whole home.

Clear out all the items from under your sink. Place your old towel under the sink pipes to control any leakage or mess.

Locate the pipe catch. Also called the “P trap”, “J bend”, “J pipe”, or U valve”, this pipe piece is curved and has two slip nuts at each end. Since this part of the sink piping is bent, most lost items are found there.

Note: In the picture above, you can clearly identify both the slip nuts and the pipe catch. The wrench is on the vertical slip nut, and the hand is on the pipe catch.

Remove the pipe catch. To do so, loosen the slip nuts by turning them counter-clockwise, either with your hands or your wrench.

When opening plumbing valves, it is helpful to remember the popular phrase, Lefty-Loosey, Righty-Tighty, which means counter-clockwise opens and clockwise closes.

Once you have the pipe catch off, you can inspect the contents inside to look for your lost item. Depending on how clean your pipes are, there could be a lot of gunk and bacteria inside. So be sure to wear your rubber gloves for safety, and use your flashlight for a better view.

If you found your item, then congratulations! If you did not find it, then you at least put in the effort to find out whether or not your item was still there. And for that, great job! Now move on to the last step.

Reattach the pipe catch by holding it in place and turning the slip nuts clockwise. You may need a partner to assist you with this step. This can be anyone capable of holding the pipe catch in place, so feel free to appoint your inquisitive 3 year old for help! What a great learning experience!

Be sure to catch next week’s blog for a guide to retrieving lost items in the shower drain!

The True Price You Pay for Water Damages

Water Leak Inspection 317-784-1870

Water Leak Inspection 317-784-1870

If you are a homeowner, then water damage is most likely a constant concern. This is because our walls, ceilings, and floors are equipped with appliances and plumbing that transport water on a constant basis. At any time, a defect or clog can cause a leak to spring. And leaks can go unnoticed for months on end, depending on size and location. When this occurs, homeowners are left with water damages, which lead to costly repairs and renovations.

But what is the real price homeowners pay for water damages, and why? The answer varies depending on the extent of damage, but on average, water damages are not cheap. This is why routine water leak inspection and plumbing service is so important. Preventative maintenance is the only effective solution for water leaks and water damages in properties equipped with a plumbing system.

Cost Factors

When water damage occurs, whether as a result of a broken appliance or plumbing defect, costs are bound to generate. The extent to which they generate depends on the individual circumstances, including how long the leak or defect went unresolved and how much water was lost. For instance, general costs involved in water damage includes the cost of increased water bills for lost water, as well as, the cost to repair an appliance, the cost to repair or replace the defective piping, and the cost of labor to provide these services. And aside from structural damage costs, there are several potential costs associated with health hazard renovations as well.

Mold and Mildew

Water damage leads to moisture, which can cause mold, Mildew, and fungus growth in cold dark places. These bacteria can grow at rapid rates, spreading hazardous mold spores throughout a property. This can irritate existing upper respiratory issues like asthma or allergies, and can also cause respiratory illnesses and irritations, including coughing, sneezing, congestion, difficulty breathing, sore throat, running nose, and more. To remove this problem, mold remediation services are generally required, which can
be costly depending on the extent of damage.

Structural Damage

The most common result of water damage is structural deterioration. Concrete slabs, foundation, insulation, flooring, ceilings, walls, and more are all weakened and warped by water. This can be a devastating expense if the water damage was extensive and caused foundation problems. In any case of structural damage, property owners can expect to pay for labor, parts, and supplies to repair or replace drywall, insulation, paint, and anything else that was effected.

Property Damage

In cases of a severe flooding or extensive water damage, personal property is often destroyed or badly damaged. Things like furniture, electronics, carpeting, filed paperwork, family heirlooms, and even food are common commodities damaged by water leaks and floods. Many of these things can be replaced with money, but several others are often priceless.

Electrical Damage

When water comes into contact with electrical systems, wiring, fuses, boxes, or devices, it is a potential electrocution and fire hazard. Not only does this jeopardize safety, it can cause fires and electrical hazards that are expensive to repair.

Top 3 Reasons to Buy a Water Softener

Water Softener Repair 317-784-1870

Water Softener Repair 317-784-1870

Hard water contains hard mineral content, such as magnesium, iron, and calcium. Most likely, you have experienced the effects of hard water at some point in time. Hard water not only tastes funny, it causes problems with plumbing, appliances, dishware, skin, hair, nails, and more. These effected areas are all part of the topmost reasons why you should invest in a water conditioning system, whether homeowner or tenant.

For those who rent a home or apartment, there are portable water softener options available on the market. This way, tenants will own their water softener, and have the ability to use it for future relocations. As for property owners, purchasing and installing a high-quality water softener is one of the wisest investments you can make. Continue reading to learn the top three reasons why you want to make this decision as soon as possible!

Reduce Monthly Utility Costs

Installing a water softener is a lucrative investment, even though the initial costs are high. This is because soft water is easier to transfer, heat, and use altogether. So your water heater does not have to use as much energy to heat up water, and you do not have to run the faucet for several minutes to reach your desired temperature. And reduced energy consumption saves money on monthly energy and water bills. Overtime, these energy efficient savings outweigh the initial cost of buying a water conditioner.

Protect Your Plumbing and Appliances

Hard water can negatively affect other important systems in your home. It can cause mineral buildup inside plumbing pipes, causing them to clog and corrode overtime. This also causes inconsistent or weak water flow, which can lead to increased energy consumption, higher monthly utility costs, and more. Hard water can also do the same to your appliances, such as water heaters, dishwashers, and washing machines. Not only can this cause your systems to work harder and use more energy, it can lead to costly repairs and replacements. Soft water prevents these kinds of damages, saving you money and increasing the life of your appliances.

Improved Home Comfort

Hard water causes discomfort in many ways. Overtime, a buildup of limescale and calcium accumulates around plumbing fixtures, resulting in a hard, white crust. Not only is this unsightly, it reduces water flow and makes bathing less enjoyable. The minerals in hard water leave behind white film on shower doors, white spots on dishes, and even make dishware appear cloudy. All of these hard water effects reduce your quality of home living. But it gets worse. Hard water can also irritate skin, hair, and nails. Skin can feel sticky after a shower, or become dry, itchy, and flakey. Residue can build up in hair, causing it to feel greasy or dingy. And nails will turn brittle. These are all signs that your water is too high in hard mineral content.
